Home Information Packs
The Government has introduced Home Information Packs (HIPS) to help speed up the home buying and selling process and produce information that will help increase the energy efficiency in homes. All properties in England and Wales now require a HIP before they can be marketed by the estate agent. A HIP will normally take around 5 -7 working days to be completed.
Make sure that your Home Information Pack is produced by a lawyer so you are secure in the knowledge that the information is correct. To obtain a quotation from The Legal House please contact us.
What is in a HIP?
The Home Information Pack consists of the following information:
- Home Information Pack Index
- Energy Performance Certificate (EPC)
- Property Information Questionnaire
- Sale Statement
- Evidence of Title
- Standard Searches (local authority and drainage and water)
- Leasehold and Common Hold Documents where appropriate
Energy Performance Certificates
All properties being sold must have an energy performance certificate. The report contains graphs that provide ratings for the energy efficiency of your home. It will also recommend ways to increase your homes energy efficiency.
How do I obtain a copy of the HIP for a property?
You will need to ask the estate agent for a copy of the HIP. The majority of properties now have HIPS in place.
